What are your management fees?

Our management fee is generally 7–9% of weekly rent, with clearly explained letting and inspection fees. We provide a personalised quote before you commit.

How do you screen tenants?

We use a careful process that may include identity, income, reference and tenancy-history checks, handled consistently with privacy and anti-discrimination obligations.

How often are inspections?

We generally plan routine inspections around quarterly intervals. New Zealand law allows inspections no more often than once every 4 weeks, usually between 8am and 7pm, with at least 48 hours’ notice and no more than 14 days’ notice.

When can rent be increased?

For fixed-term and periodic tenancies, rent generally cannot be increased within 12 months of the tenancy starting or the last increase. At least 60 days’ written notice is required, and a fixed-term agreement must allow the increase.

Can you help with Tenancy Tribunal matters?

We help keep records, communicate early and work through the appropriate dispute process. Some matters resolve through self-resolution or mediation; unresolved landlord–tenant disputes can go to the Tenancy Tribunal. We do not provide formal legal advice.

What are the Healthy Homes Standards?

Rental homes must comply with the applicable heating, insulation, ventilation, moisture ingress and drainage, and draught-stopping standards. We can coordinate practical checks and work; Tenancy Services provides the official requirements.

How does the bond work?

A general bond can be up to 4 weeks’ rent. If you pay it to the landlord, the landlord must lodge it with Tenancy Services within 23 working days. Current bond transactions are handled online through Bond Hub or integrated property-management software.

How much notice do I need to give?

A tenant ending a periodic tenancy must generally give at least 21 days’ written notice unless the landlord agrees in writing to a shorter period. Fixed-term and other situations have different rules, so check your agreement and Tenancy Services.

What if I fall behind on rent?

Contact us as soon as possible. Early communication may help agree a way to catch up. Rent arrears can lead to formal notices or a Tenancy Tribunal application, so do not ignore them.

Can I have pets?

Follow the pet policy on the listing and your tenancy agreement. Since 1 December 2025, a tenant who needs consent must request it; a landlord must respond within 21 days and may decline only on reasonable grounds. Reasonable conditions, including a pet bond of up to 2 weeks’ rent, can apply.
